At Hartley at Sweetwater Creek, we have an on-site maintenance team ready to assist! Submit a maintenance request through the online portal or get in contact with the office to ensure the request is addressed as quickly as possible.

If you indicate permission on your work order, our service technicians are able to provide assistance while you're out and about in Duluth, GA!

We ask that all maintenance requests are submitted through your resident portal. If you need assistance completing this, our team is happy to help.

If you find yourself locked out during business hours stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, please contact a locksmith if necessary.

AMENITIES

Hartley at Sweetwater offers ample parking on a first-come, first-served basis.  Hartley at Sweetwater Creek also offers garage parking available upon request.

Our apartments in Duluth, GA, offer the amenities that provide you with the activities you love. Spend your Saturday morning reading a new book by the pool, and easily accomplish your fitness goals at the fitness center.  We also provide a dog park, so your furry friends experience the Hartley at Sweetwater Creek lifestyle right alongside their forever friend.

Hartley at Sweetwater Creek is proudly pet-friendly! We permit dogs and cats and up to 2 pets per home. Contact our leasing team with any questions about weight requirements or pet rent!

At Hartley at Sweetwater Creek, you will have an in-unit washer/dryer and dishwasher to help you get chores done, so you can do more of what you love. Here, you can easily stay cool with the central A/C and cook to your heart's content with a fully-equipped kitchen complete with a stove, microwave, fridge, and so much more.

Hartley at Sweetwater Creek Apartments in Duluth come unfurnished, but we would be happy to assist you and connect you with a recommended vendor like CORT which provides furnishings at an additional cost.

ADMINISTRATIVE & LEASING

Our applications take up to 72 hours to approve. If you have questions about the status of your application, please give our leasing team a call!

Easily pay your rent through the resident portal! The online portal will accept payment by bank account, debit, or credit card. If you prefer to pay a different way, our leasing team will also accept rent payments in the form of personal checks or certified funds. Contact our team if you have any questions about how to make a rent payment.

At Hartley at Sweetwater Creek, all residents are required to have renter's insurance. Please contact our leasing team to discuss the Renter's Insurance policy in more depth.

Our homes at Hartley at Sweetwater Creek come with internet service through DishFiber provided at a monthly cost.

If your situation changes, we require a 60-day notice and 1-month termination fee.

Hartley at Sweetwater Creek will provide utility set-up information upon moving into your new home!

Utilities will be the responsibility of the resident and are not included in the rent.

When reviewing an application to rent our Duluth apartments, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.

Applicants must have verifiable income equal or greater to 3 times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than 4 times (gross market rent).

Past rental qualification is at least 2  YEARS  of verifiable 3rd-party or mortgage payment history.

Our property uses Payscore to verify income. If no records are found using this software, you may be asked to provide another verification method, such as banking information or past paystubs to validate income.

Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.

Our team suggests making a previously arranged appointment to prevent any wait time and to make sure all your questions about these apartments in Duluth get addressed. However, we do also accept walk-ins.

Your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.

Our community is located in the heart of Duluth, and due to the urban environment noise levels are expected to be moderate. 

We want you to make your new space home! You can decorate, but please keep in mind you may be charged for hole repairs if you hang art or TVs. If you have a question about what types of decorations are permitted, please call our leasing team!

At our apartments in Duluth, residents will be responsible for paying monthly fees like utilities and parking.

Subletting and short-term rentals such as Airbnb, VRBO, etc. are strictly prohibited.

We want Hartley at Sweetwater Creek to be as peaceful for all our residents as possible! Building quiet hours are from 10 pm to 8 am. All of our community spaces are ready for your use without any charges!
